How many units does the PM retainer cover per month?
The retainer covers 15 to 25 unit refreshes per quarter — roughly 5 to 8 units per month depending on scheduling. If your portfolio runs higher than 25 units per quarter, we scope a custom rate. Emergency turn shoots (re-lists, post-renovation) are included separately at no additional charge.
What counts as an 'emergency turn shoot'?
Any shoot triggered by an unplanned event — a last-minute vacancy, a unit coming off a long-term lease, a property re-list after renovation, or photos that underperform on a platform audit. These are reserved same-day or next-morning slots, separate from your quarterly refresh allocation.
Do you cover the whole Florida Keys or just Key West?
I cover the full Florida Keys corridor: Key West, Stock Island, Sugarloaf, Big Pine Key, Marathon, and Islamorada. No travel surcharge within the Keys. Travel outside the Keys is quoted on request.
What does the free 2-unit trial actually include?
A full shoot at two units of your choosing — interiors, exteriors, and one aerial per unit. You get the full edited file set, sized for Airbnb and VRBO, delivered in 48 hours. No watermarks, no strings. The only requirement is that you manage 10 or more STR units in the Florida Keys.
What's the minimum commitment for the PM retainer?
Six months. After that it runs month-to-month with 30 days written notice to cancel. The six-month floor lets me block priority scheduling and hold your emergency turn slots — which I can't guarantee on a month-to-month arrangement from the start.
Can I use the photos for marketing, ads, and my own site?
Yes. Licensing covers all listing platforms (Airbnb, VRBO, Furnished Finder), your property management website, social media, and paid advertising. Print and large-format usage is available on request.
What format and resolution do you deliver?
High-resolution JPEGs optimized for platform upload. Airbnb and VRBO have different max-size requirements; files are delivered in sets named and sized for direct upload to each platform. Raw files are not included but available on request at an additional fee.
